When I have found the property I want, what is the next step?
You will need to see our Solicitor with us a pay a deposit to hold the property. This will usually be around 10% of the purchase price and at the same time you will sign a contract of purchase. Before making the contract with the Vendor, we will have made the necessary searches and confirm the property is legal and free of debt.

What happens after this?
If it is a Re-sale property, following payment of the deposit the balance will need to be paid. This is done when you visit the Notary to sign the title Deeds (Escritura). Arrangements will then be made with yourself, us and the Vendor for a date that is convenient for all parties to attend.

If it is a New property the payments are normally made in stages (inclusive of deposit already paid). The keys are handed over to you when the final payment is made and construction completed.

What if I am ill or unable to come back and sign the Title Deeds?
If you are unable to come yourself, you can appoint someone to act on your behalf as your Power of Attorney. This can be your Spanish Solicitor, Spanish Real Estate Agent or someone of your choice.

Can I use my British solicitor to complete the purchase for me in the U/K?
We do not recommend you attempt to do this. Even though your UK solicitor may be perfectly reputable and competent with UK law, they do not have the experience, authority and familiarity of Spanish law.

Also in Spain the criteria is different and the whole transaction could become lengthy and complicated. Our Spanish lawyer is thoroughly experienced and conversant in all aspects of Spanish law and will be able to advise and reassure you every step of the way.

Can I obtain a Spanish mortgage to buy the property?
A Spanish mortgage can be obtained for up to 50% of the purchase price, repayable over 10/15 years at 5% interest rate - dependent on circumstance.

How do I pay my bills etc. for the property whilst I am in UK?
The first step is to open a Spanish bank account, we can help you with this. Then standing orders will be set up for you to pay everything through the bank. The bank can also arrange for statements to be sent to you in UK in English.
